Overview

The Alden Foundation offers independent and supportive senior living communities that are affordable to seniors of various means. All of our communities have private apartments plus numerous common areas, such as community rooms, libraries with computer and Internet access, fitness rooms and outdoor patios. Each community hosts a busy calendar of events for its senior residents.

Rents are set to be affordable to seniors whose incomes fall at different percentages of the Chicago area median income (AMI). All of The Alden foundation’s Horizon communities are affordable to very low-income seniors and low-income seniors. Click here for more information about affordability.

Affordability

Rents range within each building by the level of “income limit,” or maximum household income. The tenant is responsible for paying the entire amount of the rent. A few of our communities offer a small percentage of units with rental subsidies through the local housing authority’s project-based Housing Choice Voucher program, which means tenants in those units only pay 30% of their income toward the rent.

Some Horizon communities offer unrestricted, “market rate” units, in which there are no income qualifications for those units and the rents are set at the market. The chart below shows the current income limits as established by HUD.
